Is your Rental property electrically safe, how would feel if your tenant was to be electrocuted, does your safety switch operate correctly, do you know what a safety switch is and how it works, can you say that your property meets current Electrical Safety regulations, Would you become liable if your property doesn't meet the current regulations? If these questions seem a little baffling, imagine what it would be like in front of judge and a lawyer trying to nail you for manslaughter, just because your insurance wants to op out.
Freeman Electrical can inspect your property and test the safety switch/es and if the houses year & month of build is known, we can certify that the Electrical Safety Regulation and Act requirements have been met.
We are also promoting regular safety switch timed trip testing to ensure safe operation, this will reduce the risk of a non functioning unit which may lead to fire or electrocution, this testing could be carried out in conjunction with your smoke detector test and clean for each new tenancy.
As we understand the costs involved with owning a rental property we appreciate that it's another cost that maybe is a luxury, but if there was an electrical event to happen and it was proven to be related to neglect than the cost may have seem negligable.
If you were too have us come in a carry out a visual inspection and carry out an electrical installation test which would include testing of the safety switch/es prior to tenant moving in, we would be able to make the house safe and certify the safety switch requirement, and from then on the testing may be as simple as testing the safety switches regulary at the switchboard only (that could quite easily be a saving of around $100-$200)
